17 STOREYS: Revised plans propose new tower block near Watford station

Plans for a new 17-storey tower block near Watford Junction have been recommended for approval, after the height of the original proposal was reduced by over 11 metres.

The tower would include 210 private studio rooms with shared communal areas and a roof terrace. The rooms would include a double bed, TV, desk space, private shower room, built-in wardrobe and small kitchenette with cooking facilities.

Planning permission was first granted for a mixed-use building of up to 14 storeys on the site of the former Clarendon House on Bridle Path, near the train station, in April 2017.

In January 2024, a pre-application was submitted for an alternative proposal for a 24-storey mixed-use building. Concerns were raised over the scale of the proposed building and the quality of the co-living accommodation.

Following feedback, the height of the building was reduced to 20 storeys. A full planning application was submitted in December 2024.

The proposal was revised again following further feedback, and the height was reduced to 18 storeys.

A design addendum added to the planning application at the end of June 2025 includes further key changes to the scheme, including the reduction in height by over 11 metres to 17 storeys.

An officer report added to the planning application on Monday, July 14, recommended that planning permission be granted subject to conditions.
