‘UPHEAVAL’: Redevelopment of Kytes Drive in Garston to go ahead despite concerns raised

Plans for the redevelopment of Kytes Drive Estate in Garston have been recommended for approval, despite being recalled due to residents’ concerns.

Back in March, Watford Borough Council (WBC) approved the application to demolish the estate’s existing 44 bungalows to make way for 63 houses and a block of 71 flats. Kytes House would also be converted into 10 apartments and the stables converted into two dwellings.

However, the application was then reconsidered at a meeting of WBC’s Development Management Committee on Tuesday, September 30.

This came after residents raised a number of concerns, including the disruption during construction and the need for accessible housing.

Many councillors agreed with the need to ensure that current Kytes Drive residents are supported throughout the building of the new development.

Speaking at the meeting, Meriden Ward councillor Jenny Pattinson explained: “I have heard first-hand the strength of feeling in the community. Residents have told me they value the close-knit nature of their community, the tranquillity of this beautiful green setting and the accessibility of the bungalows. They fear losing not just bricks and mortar, but the social fabric that’s bound them together. These voices must be recognised and I’m determined that they are not lost in the process of redevelopment.

“At the same time, we know that the current homes are no longer fit for the long-term needs of current and future residents.

“What is critically important is the phased approach to minimise upheaval. The applicants have committed to building in phases so that, whenever possible, residents can move directly from their current homes into new ones on the site. This commitment matters hugely and we must hold the developers to account.”

Cllr Pattinson also suggested setting up a task group of local councillors and residents to provide support “through this period of change”.

The plans were unanimously recommended for approval.

Nick Hodgskin, head of regeneration for Anchor, said: “The regeneration of Kytes Drive will create more, and better, affordable housing for older people in the local community, as well as providing new homes to existing residents. Residents have helped shape the development through consultation events, design workshops and regular liaison throughout the planning process, and we will continue to work with them and the Local Authority to help shape the project as it moves forward.”
