‘INEVITABLE DEVELOPMENT’: Plans submitted for 200 new homes on green belt land in Radlett

Plans have been submitted for up to 200 homes on green belt land between Radlett and St Albans.

The application is for a 32.5-hectare site at Harper Green, Harper Lane, and is adjacent to the recently built Harperbury Park development. Access to the site would be via the new roundabout built as part of the Harperbury Park development. Fifty per cent of the new homes would be classed as affordable.

The proposed site is on green belt land but the application argues that it can be classified as grey belt as “it does not strongly contribute to green belt purposes”.

The planning statement adds: “It is now widely acknowledged that development of land that is currently within the green belt is inevitable if development needs are to be met.”

The application also proposes the demolition and relocation of Harperbury Bowls Club and St Albans Rangers FC. This includes the replacement of the existing football pitches and the creation of new facilities and car parking.

The cross-boundary application has been submitted to both Hertsmere Borough Council and St Albans City & District Council, with the number of dwellings split between the authorities.
