Hertsmere Borough Council (HBC) has found a way to cover the additional costs of a redevelopment project in Radlett.
HBC had budgeted £3.28million for the redevelopment scheme at St John’s Church on Gills Hill Lane, which was completed in August 2024.
The development includes flats and houses, a new church hall, and nursery facilities.
However, ahead of a meeting on Wednesday, July 9, HBC stated that “unforeseen” issues led to the scheme running £324,000 over budget.
To cover the overspend, HBC used ringfenced money from the government to offer four of the homes as affordable housing, reducing the amount of money that was set to be paid for the scheme out of the council’s Section 106 funds.
Matthew Bunyon, head of finance at HBC, said: “One of the reasons we changed the tenure of the properties to affordable was because we received the opportunity for Local Authority Housing Fund.
“We’ve been able to utilise that funding to part-fund the development and, as a result, the level of Section 106 funds that we’d initially committed to this development will reduce.”
