‘NOTHING TANGIBLE’: Kings Langley & District Residents’ Association criticises plans for 150 homes on green belt land

Published on: 15th April 2025   |   By: Ellie Rose   |   Category: Uncategorized

The Kings Langley & District Residents’ Association (KL&DRA) has said a new development proposal for Hill Farm is “not affordable at all”.

After previously developing the old farm buildings, which were on brownfield land, the owners are now looking at building on the green belt land.

The proposal is for 150 homes, of which 50 per cent will be affordable. The scheme will also include some sympathetic landscaping and a collaboration with Sunnyside Rural Trust and Kings Langley School to include an on-site farmstead to provide children with rural and horticultural learning and therapeutic activities.

KL&DRA commented: “This is another proposed development which further exacerbates the volume of traffic through the village, does not provide any more school places or healthcare facilities, and includes ‘affordable’ housing provision, that is not affordable at all in reality.

“There are more benefits such as the Sunnyside Rural Trust, but there is nothing tangible.

“There is an overwhelming feeling that the village do not really want this development.”

At the time of writing, more than 230 comments had been added to the application, with 233 objections and only one supporting comment.

A spokesperson for the development said: “The development proposals include a unique community asset in the form a farmstead facility with dedicated outdoor space. This facility has the potential to offer something truly unique and special to the students of Kings Langley Secondary School by supplementing their traditional in-classroom learning with creative and alternative forms of education and learning to assist and meet a broader spectrum of needs within the school.

“As well as providing 50 per cent affordable homes, the proposed development will also include a café and farm shop selling local produce, therefore increasing the appeal of the development to the wider Kings Langley community.”

KL&DRA is offering to help villagers have their say on the application. If you are interested, please visit www.greenbeltmatters.com
