Plans have been submitted for 96 new homes on land off Oxhey Lane in Watford.
A planning application, submitted at the end of June, proposes to demolish existing structures on land to the rear of Woodlands Cottage and construct 96 residential dwellings on the 3.4-hectare site. This would include two-, three- and four-bedroom houses, together with public open space, community space, 154 parking spaces, and landscaping. Access would be via a new two-way street from Oxhey Lane.
Half of the new homes would be affordable, with 29 homes offered at social rent.
The application also reveals plans for a residents-only bicycle sharing club to encourage sustainable forms of transport, as well as a residents-only electric vehicle car club to reduce private car ownership.
Two community workshops were held with residents before the application was submitted, with the feedback used to shape the final designs.
However, residents have expressed concerns over the lack of infrastructure for the new homes. One comment pointed out that there are already a number of over-subscribed schools in the area, as well as an insufficient number of doctors and dentists.
A spokesperson for applicants gs8 told Watford News: “Our development sets a new benchmark for sustainable and socially inclusive housing, both locally and nationally. Following a robust community engagement process, we’re introducing a community centre for use and stewardship by local people, regenerated green spaces, new play areas and transforming a previously inaccessible site into a vibrant hub for Carpenders Park. Our housing model is market-leading in low carbon construction, renewable energy generation and zero-waste principles, our scheme generates more energy than it consumes annually.
“Residents will benefit from a new community space, electric vehicle and bike clubs and other mobility solutions to reduce car dependency. Proposals include a dedicated SuDS system which will significantly improve localised flooding. Through a legal s106 agreement, we’re also contributing to local infrastructure and delivering 48 much-needed affordable homes—half of the total homes proposed.”
