The Hill Group has secured planning permission for 150 new homes on green belt land to the north of Chipperfield Road.
The scheme, approved by Dacorum Borough Council, will create a new neighbourhood between Kings Langley Secondary School and the A41.
The site sits within the green belt, but has been designated as ‘grey belt’ by planning officers, who stated that it “represents a relatively small proportion of the overall area covered by the green belt and its use for residential purposes is not considered to fundamentally undermine the five purposes of the green belt”.
Half of the homes will be affordable and will range from one to five bedrooms.
The plans also include woodland, ponds, a community orchard, and new walking and cycling routes.
At the heart of the scheme will be The Farmstead – an education and wellbeing hub with growing spaces, therapy gardens, and a café.
Access to the new neighbourhood will be from Chipperfield Road, with highway improvements forming part of the proposals. These will include new speed humps to slow traffic and the widening of footpaths to improve pedestrian safety and access to the school.
Andy Hill OBE, founder and group chief executive of The Hill Group, said: “This carefully considered development represents a significant opportunity to deliver new homes, community facilities and lasting social value for Kings Langley, creating a neighbourhood where people, nature and learning can flourish side by side.”
