SELLING UP: Proposed sale of former care home in Abbots Langley given the green light

Councillors have given the green light to the proposed sale of the site of a former care home in Abbots Langley.

On Monday, December 4, Hertfordshire County Council’s (HCC) cabinet met to consider the future of the disused and vacant former adult care facility Margaret House, which catered to 51 residents.

The facility, owned by HCC, was previously leased to and run by Quantum Care Ltd (CQL). CQL terminated the lease and closed the home in June 2020 after the building was deemed to be “no longer fit for purpose”. CQL concluded that the building was “unable to meet the increasing demand for those with specialist and complex care needs”. The site has been vacant since October 2020.

Plans for 27 new residential dwellings – including one- and two-bedroom flats and two- and three-bedroom houses – have been drawn up by HCC’s own development subsidiary, Herts Living Ltd.

The decision has now been made to sell off the site to developers.

A spokesperson for the council said: “In the absence of any reason to retain the site, the only realistic option to the council is to declare it surplus to requirements and dispose, whether to its wholly owned development vehicle, Herts Living Ltd, or in the open market.”

Sale of the site is anticipated to attract a price somewhere in the region of £2million to £3million and to be completed by June 2024.
